It depends on your goals. It sounds like you want to continue growing your portfolio. If that’s the case, use your leverage to acquire more assets. If you’re content with your cash flow and your financial situation is secure (retirement income as well), I don’t see an issue with enjoying debt free properties and the monthly cash flow they generate.

It depends on your situation and goal. If you’re looking to grow then use leverage to acquire multiple properties. If you’re looking to stop working and enjoy the cash flow without the liabilities, then paying all cash could work. But I wouldn’t empty all my reserves to buy a house with cash.

@Wesley W. I agree for the exact reasons you stated. Taking someone to court to HOPEFULLY collect the balance owed if they break a one year lease is time consuming and costly in most situations. MTM gives the landlord more options. Take care of your property, do proper screening and chances are the tenant/landlord relationship will be beneficial to both parties. But this is a business so there’s always that chance of getting a problem tenant regardless of what route you take.

I made the mistake of hiring unlicensed trades on my second rehab (trying to save money) and it cost me almost double in rework and permitting issues. I learned the hard way as it seems you have as well, so I only use licensed professionals for the initial rehab and all maintenance calls. You’re on the right track with building a good team.

Check out apartments.com. They offer free full service for landlords including listing, application, background and credit checks, leases, and payment collection. I’ve used Cozy the past 4 years but they were acquired by apartments.com

Every one has a different opinion but the correct answer depends on your goal. Paid off cash flowing rental properties or continuing to leverage and grow your portfolio? Only you can answer that.
