Is 100% financing possible?
I'm just starting out in real estate investing (like I found Bigger Pockets podcast a month ago and said I wanna do this!). I'm working on saving as fast as possible to invest more, but that looks like maybe $1,000 I'd be able to put down today. So does 100% financing for investment properties exist? If so, is it for a certain type of investment (fix and flip, BRRRR, short term rentals, commercial, etc.)? Obviously the numbers need to work out right, but is it smart on any level? What's the best place to start looking for and connecting with hard money and private lenders? I appreciate any and all experience. Thanks!

Brennan: virtually everything is possible. The question is whether it is probable that someone who has one month's experience will be able to persuade a lender to pony up 100% of the financing necessary to close a deal and/or complete an investment strategy. The answer is "no." Focus on building your capital and learning more about real estate finance. Real estate is not going to go away. Be patient and shrewd. There is no easier way to fail than to start investing without sufficient capital to weather the storms that inevitably arise.
