Does anyone know of any lenders who do not require the normal  20% down? I have a lender who will sometimes do 15% but that is not a huge difference. I have an investor looking for lenders who will do 5-10% down.

@Rick H. I am sorry I should have explained myself better, I meant is there a way to buy foreclosure homes directly from the bank before they hit the MLS. (Other than auction.com and websites like that.) I am an agent in the middle Georgia area and understand the way to market myself but you have provided great tips for that as well. Thank you.

I have heard a couple of different people mention that finding homes before they hit the MLS is one way to get a good deal on homes. My question is how do you go about this?

I think that the middle Georgia area is a great place to invest (mainly the Houston county area). You can get property for fairly cheap with a high return on rent. In my opinion it would be worth looking into. If you have any further questions or you might be interested in more information on this area feel free to contact me.
