After negotiation with the seller and a verbal agreement dollar amount has been made, does an offer to purchase real estate form need to be notarized in the state of Texas, or just having both parties sign the document sufficient?

What a wonderful share! Making a positive difference for people means the world to them.

I spoke to an agent today in reference to a house we are interested in, and explained to her what being an investor is about as she asked. She mentioned she has seen a couple of houses that are distressed, and knows that one sold, and one won't budge in lowering the price. Along with her commission fees, what are some thoughts here from other agents where as an added incentive to her, I'd pay her a finders fee upon closing for notifying me about the deal. I've been told a $200 finders fee is average... Where I am also curious hearing from agents here, your thoughts if you are offered that. Is that a fair deal, or is it offensive? Thanks

Glad to see this and be a part of it. My husband and I are north of Houston, and just starting ourselves. I have attended a couple of MeetUps, one in Spring, and one in The Woodlands.... HIGHLY recommend both.

In finding a couple of homes listed through a realtor below the dollar amount for surrounding comps, do we contact the listing agent directly to ask questions about the home to submit an offer, or by contacting the seller directly through direct mail, I'm thinking that will take longer to get an answer..... and might not get an answer. Then again the realtor may not be "investor friendly" where if I approached through the realtor, I may have cut myself short from a deal. What are your thoughts in which direction is the right way to go?
