Just a heads-up: Philly L&I will not expedite blueprint examinations for EXISTING structures. They only expedite drawings for new construction. This is new to my G.C. AND Architect. So i thought i would share.

Also, when looking at properties, be aware that just because public L&I records show a property as zoned a certain way doesn't mean its fully zoned. Bought a property listed as a RM-1 (Multi-family). When I went to pull permits, I was told that i needed to submit blueprints. The prints had to show how the property meets multi-family standards, and must be stamped by a licensed architect or engineer. Once approved by L&I, THEN I could pull permits.

Hi, just wondering if their are any new tips for using the BRRR method in Milwaukee, WI. Looking for info on areas to STAY AWAY from Vs. safe Class B or C areas. Is Estabrook Park okay? Any other areas in those guidelines?
