@Tim G. Hey well congratulations on your first flip and you winding up on your 2nd one as well!!!  That is  a great accomplishment!!  Very Happy for you!!  I hope you are able to make time for our March 9th meeting, we would love to see you and hear all about your rehabs, please bring pics to share, I would love to see them!!!  Talk soon

@Ben Leybovich our next meeting is the 9th of March at 6pm at Logan's.  We just had one this past Monday.  Also are you still looking for multi units?

For me its hard to sum up Bigger Pockets in one sentence.  Its a place where you can learn so much, from so many intelligent people who share the same passion as yourself!! 

I absolutely love Bigger Pockets, the networking, podcasts, pay it forward, the knowledge gained from others, inspiration and support i get from others!!!  Thanks for everyone I have met on here!!!

I'm a Quitter!!! I LOVE Bigger Pockets!!! I've been in Real Estate for 1 year and 4 months now, and loving it!!!  Enough Said!!! lol

Im originally from San Diego, my father was in the Nave stationed there, and my cousin still lives there too, she loves it there. My husband and I are retired from the Air Force and live in the Dayton Ohio area by the base.  

If you are interested in investing out of state for your cash flow hold properties, please let me know. I can help you find great deals with great returns in good neighborhoods with property mgt to go along with that. Example I have one property I'm selling for 35k, 3/2, 1400 ft, detached garage, new furnace, new water heater, new appliances including new washer and dryer, hardwood floors, nice yard, rents for 775.00 to 800.00, house is super clean, one room needs carpet, and painted to freshen up inside. ARV IS 90K. Just wanted share this with you.

Thank you very much, I am glad i could help clarify that for you!!  I do love Real Estate, since all 8 of my kids have all grown and moved out on their own, I had to find a new passion!!!!  I love learning, and I learn something new everyday and apply it to my business!!  

As I said in my earlier statements, as a Investor you must LISTEN to the needs of your sellers, buyers and colleagues to really know their situation what they need and THEN great deals will happen for both parties!!!  Honesty and Integrity is very important to me and with that I get repeat business and word of mouth business!!!

Mia,

Just a few examples here for you on my experience.

I bought a duplex for 15k, 2/1 on both sides, rent is 450 per month per unit, and one unit was already rented and the other needed 5k in light rehab.  I rehabbed the vacant unit, got a tenant in place and sold to another investor as a hold property for 40K giving him gross rent of 900.00 = 20k wholesale fee

I picked up a 3/1 SFH for 21k rent ready and sold it within a month for 25k, (rents for 750.00 monthly) I could have sold for 29K, but got a quick buyer and decided to sell for 25K. made 4k on wholesale fee

I picked up a house for 22,500 and wholesaled it to a investor who rehabs properties and resells then to end buyer the ARV for that house is 90K I made 7,500 on that property.
