Thanks for the tag, I Love being a woman investor and so very Proud of everything that I am accomplishing.  Going from a military wife and mom of 8 children who are all grown and moved on, had to find a new Hobby!!!!  Im starting on my 5th rehab in 6 months now, all my contractors that work for me are Great, we all respect one another and we all give input on each project to make the best decision for each flip!!!  I am a wholesaler as well and find great properties for other buy and hold investors!!!  Micki is one of the best investors out there!!!!

Well said to every point you made!! Due Diligence is definitely a major point in every aspect of real estate investing. So many "investors" are not taking the time to get the right facts about their properties that they are trying to sell to others. I am very careful on the properties i choose, I make sure we thoroughly know our rehab costs, budget for the unexpected, I really try and make sure that my ARV is on the conservative side, if i can sell for more great! I have my own money to invest and i use private investors who like to invest with me for a interest rate we have agreed upon. Due Diligence, I only expect from both parties, you need to know you are working with on both sides!! I'm here to make money, help my partners make money and my private lenders make money. Honesty and integrity goes along way in this business, my word is my word.

@Dev Horn Thanks for the input, much appreciated, have never used lists before!!! I do so much marketing online, bandit signs, my car magnets, driving for dollars, yellow letters and word of mouth i usually get plenty of leads that way, just wanted to try out a list company. 

@Nick Patterson I Love driving for Dollars, was out this morning doing that myself, when it snows, i wait a couple of days and then go out, easier to tell who has been coming and going!! lol

@Wendell De Guzman Thanks for letting me know about Listability.com as well.  I will check them both out and go from there!!

@Chris C. , Hello and Welcome to Bigger Pockets!!!This is a GREAT place to meet other investors, to network and ask questions!!! There is so much to learn from this site, if you need anything you will definately  find it here, don't be afraid to ask questions!!!  I'm originally from San Diego, my father was in the Navy stationed there!!!  I am a investor here in the Dayton, Ohio area, if you are ever interested in some great cash flow (Hold) properties please let me know!!!  WELCOME to Bigger Pockets, this is such an Amazing site to join, and you will meet so many really wonderful people here!!! If you have a question you will get the answers here, if you need any help or recommendations you will find it here!!!  Don't be afraid to ask anything, no question is a stupid question, this is how we all learn!!!!  

Once you decide what your niche will be or where your passion lays in real estate investing, don't be scared to get your feet wet, jump right in and don't over think to where you never do it!!!  

Once you do, be a good listener to your clients, your there to help them, everyone's reasons for selling is different from the next seller.  Integrity and your good Word (name) also plays a key part in being a great investor!!! Remember those two things for sure and you will go far in this business, and you will get repeat business and word of mouth will spread quickly!!!

I could write a book on here, lol I wish you much success and if you ever need anything we are ALL HERE FOR YOU!!!

Thank you so very very much, for all the information, I truly appreciate your help and leads to people who might be able to help us out.  I look forward to your private message with more info.  My husband and our other partner are both Veterans, my husband retired here about 8 years ago and Keith our other partner served in the Vietnam war and received a Purple Heart for his service.  Our goal is to help provide Transitional Living for so many of our Vets who could really use our help getting back into society, have counseling and support services!! Again many thanks!!!

Hello, I am from Dayton,Ohio, I am working with a couple of other investors here in the area and we are working on a project that will be helping out our War Veterans and any disabled Vet's. Lots of Vets who are getting out now and or have been out are having a hard time transitioning back into society and workforce. WE are working on our business plan and discussing it with the zoning and planning depts, our engineer, architect and our builder.

WE need help funding this, we have some of our own money, we have bought the land already, we just need to see if anyone has any good ideas of where we can get donations or any other investors who may want to invest into what we are doing, or if there is programs out there that could help fund this project. Please give me any ideas you may have, suggestions or advice. If you want to know more in detail of what we are doing, please message me for more info.

Hello, I am a investor from Dayton, Ohio, I have never had to use a lists for addresses to get leads.  My Sondra Buys Houses and my marketing I have done online, as well as putting in offers thru a Realtor have brought me plenty of deals, BUT I wanna to try using companies that provides lead addresses for my target area.  

My question is who do you all use and what percentage of responses do you get from sending out letters to these property owners?  I have heard of Listsource.com
