Hello Everyone! I'm an out-of-state investor looking to connect and network with Augusta, Georgia RE professionals. I'm looking to connect with wholesalers who have access to small (1-4) and medium-sized (15 or less) multi-family properties and property managers who have experience managing these types of properties. I'm looking for professionals with market expertise who can assist with some boots-on-the-ground leg work as well. Lets connect, build, and help each other achieve our investing goals!

I think the keywords here are "conventional loan" which may be attributed to this limited belief that SFHs aren't scalable. Anything is scalable it's all about how you structure it. There are so many different lenders out there and not every property has to be in your name.

I personally focus on multifamily to diversify my risk. In most small MF (1-4 units) properties, one tenant's rent can cover the mortgage or a large portion of it. This also helps cover costs when units become vacant and can help make costly expenses easier to cover which helps you maintain your reserve.


Everything is scaleable and everything has its own pros and cons. What strategy works best for you and your long-term goals? That's really all that matters.

That's a huge step! Finding a good contractor is like 90% of the hardship in RE. I'd start with meet-ups and maybe build out your contracting business through those new connections. Learn from your prospective clients and use it as networking as well. Maybe one of your clients will mentor you... If you're still spinning your wheels, ask others in the group what or who had the most profound impact on them. Eventually, you'll find a good mentor/mastermind.

I'll be honest though. At some point, you're going to pay for a mastermind, training, or a coach and that's all trial and error like the rest life. You won't know if it was worth it until you've already paid for it. If I was backed into a corner and I had to join one program/mentorship, I'd focus on joining a mastermind based on who's affiliated with the group and the value they provide. There are a few guys on social media who run pretty successful masterminds.
