Man. I’ve given up on the football program! It’s an absolute circus the past decade. Baseball is coming and basketball seems to be rolling well so far.

Back on topic...I really would prefer a wall mount as those Lion Locks seem to have to be attached to something where I don’t always have access to on my multi-units. Are you resetting the code physically as well I assume? I’d love to have the option on my phone but that is of course going to have to be a WiFi device then.

If I had a dollar for every time I wanted a feature off this product, a feature off another and half the price welllllllll...you know the rest. lol

I’m looking to purchase some lock boxes for my rentals so I can have my maintenance people able to access the property no matter if tenant is there or not.

My idea was to have a lock box mounted on the side of my units and to swap out the codes if necessary if someone doesn’t work out or whatever may be the case. WiFi ones would be perfect in this situation as it’d be easy to change them but I’m relying on the tenant for internet connection for those to work correctly (or I’d assume).

Anyone have any suggestions for what I’m trying to accomplish here?

I looooove stuff like this. I have always thought about this exact same topic but can’t put my finger on the exact implementation of it. Maybe just a place that has forms ready and pre-filled out so it’s very user friendly? Redfin (I believe) is already moving in that direction with their 1% fees because they have the information of the houses already logged. It’s just a matter of crossing that with an Airbnb type style of seeing the house and you are given a code for entry? Just a thought. Would love to brainstorm with you on this.

I have 1 in Little Rock and 6 in Conway. SFH and 2 duplexes. Looking to scale that in 2020 as opportunity presents itself.

I would also put emphasis when explaining your new lease agreement w her that no one over 18 should be allowed to stay at the home 10 of the 30 days in the month. Put that responsibility on HER. Dude don’t care and as others have said, likely to get back together....not your problem tho. You have to hold her responsible and say over and over again that SHE will be kicked out for letting him in and forfeit her deposit. Push that on her, not your problem. Protect your house, protect your rent and domestic disputes are their problems.

Tough love and I believe you are correct on Arkansas laws. That’s what I’ve always heard as well but don’t quote me! Lol

Idk how people are putting pictures on this post but it’s a 1778 Philly $20, 1792 Virginia $250, 1780 New Hampshire $7. Mine are in pretty great shape for being in an attic for all these years. I actually found a bunch of WW1 letters from like 5 owners ago as well. I tracked them down through fb and got those letters and the photo album back to them! Their family is all coming when I finish the place out to have a look. The house is in our Historic District just a block from downtown. My biggest rehab but definitely will be the most memorable so far!

I actually just found some Continental Bills from the 1700s a few weeks ago. I’m actually heading to Vegas next weekend to see if they are worth anything. But ya know, since I’m in town, I’ll be hitting up the casinos as well...not that I want to or anything of course!

I’m going to suggest a couple different tactics as others have mentioned. I would approach your boss and definitely ask for help on getting/maintaining/paying for your RE education and license. If he is pursuing you in that way I bet he would be willing to take a chance.

Everyone mentioned marketing yourself and the cost of that. Man, you are in the BEST area of Arkansas at the BEST time of your life. People are getting married, having kids, etc and you are their age and you can build that trust now in between the hallways. I would be sporting a Real Estate collared shirt every.single.day. knowing that I could be the focal point for these fellow students for starting their lives. Develop your social media and talk it, that’s how you get ahead and cost nothing but time.
