My advice would be to just buy what makes sense to you in whatever area you feel comfortable with a team that you put together. Get all these questions answered, settled and negotiated with everyone. *Key*

Once you buy that first initial one and you’re happy w the process/people you have in place move forward with another duplex (or whatever) and then another. Once you have a few, group them all together under ONE commercial loan and start all over again.

Key from all this is to get a good team together with you! You won’t get rich by 1 deal but you can lose all 100k with getting set up with the wrong people. Patience is such a key element in the beginning stages.

Having 100k to invest is an incredible thing to have. Enjoy the investing process with good people and it will multiply.

@Steve Lynch - Welcome.  Yes, it can be a challenging thing to step into but it'll be well worth it in the end for sure.  My advice, brush up on everything on this website.  Read all the forums, listen to the podcasts, sign up for the webinars, etc.  I dove head first into this for about a year consuming EVERYTHING before I slowly started doing more action steps toward gaining properties.  Luckily, we are both young so (hopefully) we have time on our side.

Networking with people on here could be a good thing for you once you start to build a little knowledge on real estate investing.  As @Jan Kerr stated, some projects take a lot of time away from investors and the nice ones that like to bring others up probably would appreciate you knowing basic terminology of the subject before you took them out to lunch or something.  Rome wasn't built in a day!

As for the books, yes, I have found great value from the ones I bought. I understand what you think about companies selling their own products but their books are very useful.

Congrats on the baby!  He/She will benefit from the knowledge you acquire TODAY so take action TODAY.

Completely agree with @Ned Carey! Sounds like you need a new agent to me. Thing is, with low prices like that the agent is getting stiffed and that’s probably what they are thinking.

As for your offer, you could be the only offer. With it sitting that long it’s worth the esignature in my opinion to see what comes back.

Is there a way to block certain people that continuously spam keywords 5x a day? Tired of my keywords going off constantly due to 1 or 2 people. Thanks!

@Randy Thomason - As far as AR is concerned, what if someone points you toward a deal that isn't licensed.  Does the illegal part take effect once I pay them toward that knowledge or is the actual illegal part done when they show the deal and another person closes on it?

Just curious on if someone new found something, presented it to someone that could close on it and the buyer showed them the process of closing on an investment.  That technique is preached all over BP.  Just wanting to do things correctly, of course, and not give people bad advice moving forward.

@Jason Washam - Welcome.  Love hearing that drive.  I fully believe GRIT is the one thing that will get you through whatever goals you have in life...and that includes in ALL areas of your life as well (not just money).  Just remember inch by inch turns into foot by foot which turns into you finally looking back and you have came a heck of a long way from where you are.  SMALL WINS. EVERY. DAY.

I am in Conway as well so I know the market well.  If you are seeing any great deals, you need to be sure and share that with someone who is buying.  I feel very confident that if someone that has done deals before wouldn't mind giving you X money or X experience into getting into the game.

The biggest hurdle I found getting started is...in fact...getting started.  One deal won't make you rich, one deal won't break the bank. BUT one deal is pretty much guaranteed into a second deal I can assure you which compounds into what @Ray Fisher spoke about earlier.

Find a way to add value, knock down that debt and NETWORK!  It ain't about what ya know, it's who and I promise you if you make good tiny steps in a determined direction it will pay dividends down the road.

@Marlina Eckel - I've been told that I have a long lease agreement from others in the area as well.  The basics of the smoke detector batteries and air filter (I change mine myself to get an inside peek into the place) are standard.  The mildew growth seems pretty excessive in my opinion.  We are obviously a very owner friendly state and there are a lot of things you can do to get out of it.  I know others in the area (lawyer background) that have 1 sheet lease agreements and it works just fine for them.  I'm a little more in-depth in my process but I like to talk it all out paragraph by paragraph.

If it gives you piece of mind then heck with what the PM or tenant think.  You should be happiest and that's all that matters because most likely if they have already changed utilities, got 2 different checks, mail change over and you are handing the keys and signing lease at this point....they probably aren't backing out IMO.

@Chandler Calvert - Congrats man!  I stated this before in a different post but really soak in this moment.  Go celebrate somehow and truly have a good memorable time because THIS is the moment "where it all started."  Truly beautiful.

As stated before, yes that interest rate is REAL high.  Especially with you putting down 15%.  I understand your logic on paying down the principle as fast as possible but that rate is about 10 years old haha!

What area are you in in Arkansas?  I have multiple people that have helped me with financing that I could point you toward.  The getting your feet wet stage is awesome and I'm all about doing SOMETHING instead of just sitting there deciding even if it isn't the best deal but that rate seems real high.
