Post: For those who self-manage at a distance, how do you manage keys?

Since you aren't local I wouldn't consider anything other than some sort of Bluetooth or wifi locks.  There are somewhere the tenant would use their key and the contractors would use Bluetooth.  My biggest concern with the lockboxes is a contractor may forget to return them to the lockbox and by the time you figured it out when another contractor goes it may have been months.

This is a very typical college housing situation. You would screen the mother as well since they are vouching to cover the rent.  Be sure she meets your standards of screening as well.  (Though in most college housing situations decisions are made more based on the parent co-signer since the kids are just getting started.)  If you online tenant portals you would want to move her in as a tenant so she would have access to pay you electronically as well.

Join Rock River Real Estate Group as we discuss the Wisconsin Landlord out of Milwaukee who gained notoriety as a result of the large state attorney's lawsuit filed for violating numerous Wisconsin statutes and unethical practices.  While this case isn't fully adjudicated we'll talk about what went wrong, the likely consequences for the landlord and us as a community of investors.  Look for us at the Drafty Cellar.  Actually in Wisconsin, you cannot collect any rent beyond one month's rent.  Any money collected beyond that is considered security deposit.
