I am looking for a Joint Venture Partner for a currently cash flowing Medical Office Investment in the Savannah, GA MSA. All Due Diligence is completed and the loan is in place. The last piece needed is an equity partner that can place capital immediately. The capital amount needed is $975K. The Joint Venture Partner will hold the entire preferred equity position in addition to a percentage of the GP equity. I will be the entity carrying the debt. The JV Partner will not be exposed to that risk. Below are the potential/expected returns, and more information can be provided via email.

Investment Return Overview:

  • Expected Preferred Return: 8%
  • Distribution Schedule: Quarterly Payment
  • Cash-on-Cash Year-1: 8.08% (growing annually with scheduled rent increases)

I have a property under contract in the Savannah MSA. It is a medical office property with just under 4-years remaining. The property tenant is an OB/GYN and Internal Medicine facility and is a subsidiary of HCA (Ba2 Moody's). The expected returns are as follows:

Everyone else is much wiser than I, but I would send them packing as soon as legally possible. Take a hit short-term for long-term gain. No room for negotiation.

As you can probably guess, I am looking to close my first investment, but don't have proof of funds nor liquidity to put down an earnest money payment. I have significant experience in the syndication space (my old job as Director of Acquisitions), but have never had to raise earnest money and/or do a JV. Including networking, how can I find someone willing to JV?

Hello All,

I have been in commercial investments on the corporate side for 2.5+ years and am now looking to branch out from my medical office building roots and do some multi-family, mixed-use value-add property investments in Chicago. 

I am a big fan of the less gentrified neighborhoods of Hermosa, Little Village, Uptown, etc. in addition to the Opportunity Zones with regards to capital gains tax deferrals. Also, I am always looking for advice/education on getting creative to acquire anything from 2 units to 20+ units. There has yet to be a resource that does not recommend BP so, needless to say, I am very excited to learn from posts, conversations, etc.
