Do you have any recommendations on some key words that I should be using. The first question when I get with the seller and it instantly goes to well how do I protect myself. We always go over multiple ways and clauses in the contract and try our hardest to be clear. A follow up question would be is there another method or strategy so we would require a second.

Hello everyone, we have been experiencing some difficulties with multifamily seller finance deals. Our approach involves using traditional lending for a large portion of the down payment and incorporating a seller carryback. we are very clear in our LOI, informing the LA, and when we present our POF. However, we have encountered issues with sellers backing out at the last minute due to concerns about being in second position. Can anyone offer any advice on how to address this concern ways around them being in second position or strategies you're using?

What’s your best way for creating a solid lead generation share the wealth. I use list list source with call tools.

@Peter T. These are the types of forums I love to read through the wealth of knowledge in this room is excellent. I am a noobie in investing only been doing it for six months but within that time I have been able to close two flips found and partnered with my mentor and looking to work with him on 9 flips. All these advocates here is what’s helping people out of their 9 to 5. Getting these people freedom and wealth. I appreciate the concern you bring up but I would look to you to make meaning full post to find those new ideas.

There are methods of placing a offer in without repercussions.  One of the methods you can use is an (As IS Addendum) or (contingency)  this allows you place an offer sight unseen. this addendum allows a ten day grace period to review the home, contract, price, renegotiate and or step out of the contract. Though you still need to do your homework on the property this will allow you to place multiple offer on multiple properties weekly and monthly.  lastly if you want to meet wholesalers, realtors, investors, go to local rea meeting add meetup app and start going to these meetings. shoot me a dm if you wanted to talk more.

Its rare and hard to find a PM that will fund  rentals so how do you structure one once they come by.

So I have done a few flips now but they only come along every few months how do I take this to the next level where I can do 1 flips a month or more
