The zone laws change should've grandfathered the coach house.  You would have to prove the coach house was there prior to the zoning change.  Not hard to do your attorney will need to research building permits.

Now if the coach house was out up illegally then there is a problem.

Not sure you can discover a Concealed Eviction as this is the first I've heard of it.  However what my client's look for is any eviction action.  If a tenant has a recent eviction action then it is safe to assume they are not a responsible tenant.
