I have personal experience with the sewer back up.  Will you be living in the building or the unit? Is the question you will be asked as this will make a difference on the premium.  Your insurance would just cover the cost of repair for the unit, not the loss of things if this is not your unit.  If you will rent it out have the tenant get renter's insurance to cover their loss.  If it is your unit then estimate the cost of repair and replacement of all items.  It cost me $14K to redo my basement and replace lost items.
I have a double valve flood control system that as long as I perform annual maintenance on I am fine no water.

I am going to tell you to get a different mortgage broker.  I can give you info on a few mortgage brokers.

Stick with your gut.  Do the first and last month rent and move in fees.  Stay away from the security deposit as it is a no win situation.
