I believe if someone is receiving financial assistants through Medicaid than an example would be is if I were to buy there home someway, than I could either get in some sort of trouble, or any money that may be made on the home would go to the state.  Again, definitely not an expert on this but this is just what I heard.

Hey BP,

Question here on something that I have researched a bit in the past but unsure on whether this applies to what I read.  I have an extremely strong lead that has said they talked to the executive director of an assisted living/retirement community and they are interested in speaking with me about what I do and seeing if it may benefit some families in this location.

I have done a lot of research and I know that I have read often times this is NOT possible due to Medicaid.  I told my contact this and I was told that this is a private facility and financing for the patients in the facility is not done through Medicaid but rather done privately.  If this is true would this allow me to have an opportunity to pursue this?  Any help would be greatly appreciated.

Hello and welcome to BP! It is a great site with great people. I started off not too long ago myself and have already learned so much through this site. I also echo what has already been mentioned already a few times in making sure to attend the local REIA meetings. It is a great place to not only learn, but also network with some great people.

Hi Josh,

Welcome to BP. It's a great community here and I'm sure others will tell you, the amount of information you can pick up here for FREE is fantastic. I also agree with William, make sure you go to your local REIA meetings and connect with like minded people and get your name out there.

In terms of learning a simple step is always listening to the free podcasts Josh and Brandon host.  The amount of knowledge you will soak in is unbelievable and they have many about income properties/rentals/house hacking.

Also during free time just cruise the forums and reach out to people with any questions you may have.  Everyone I have come across on the site so far has been extremely welcoming and helpful.

Welcome and hopefully we will see you at one of the REIA meetings!

Awesome, thank you for the advice.  The good thing is I've been in sales for awhile now so I'm used to some SERIOUS rejection, however it was just the delicate situation of dealing with someone who recently lost a love one that was causing me to hesitate.  I'll put together a custom mail piece to send to these people being a bit more delicate.

Fantastic advice!  I appreciate the feedback.  I've actually been very happy with response rate of my first marketing campaign so far getting a 12-15% response rate.  However none really motivated.. Mostly saying not really looking to sell but "everything has a price". 

Looking forward to getting my first "Real" offers out there for motivated sellers.

I've been following the forums and notice you seem to be an expert in the field of probates.  I'm doing more and more research and have mailed out to my first list of probates.  I am looking in the next county over now and wanted to ask your opinion on this.  If the deceased spouse still lives in that property, do you mail them asking if they are looking to sell the property?

I feel like its a thin line and don't want to upset the spouse but was wondering your thoughts on this.

First off, great thread and this thread answers the exact questions I had.

I tried this today actually.  Had a seller that definitely was not motivated (he said he believed his condo was worth 60k but was hoping to get 80k for it).  I told him it is not the exact situation I am looking for, however if he is looking to sell I can refer him to a realtor to help him market it and try to get it for that 80k.  He than asked what I would offer, I tried to dodge it since he was obviously not motivated, but since he insisted I told him...20 to 25k.  He was obviously not happy and...Repeated what I said and than hung up. 

In these situations do you still think I should throw an offer out or just try to avoid it to not insult the person who followed up?

I completely understand.  I guess my only point would be, what if the probates main goal is indeed to get rid of the property as quick as possible and just didn't know they could go about it this way?  This may not be the case but if it is wouldn't it be worth at least inquiring with the agent?
