Post: Next steps on a foreclosure property

I tried searching the forums for an answer but was unable to find what I was looking for so I apologize  if this has been asked and answered in the past.

I was driving around town the other day looking for vacant and/or distressed homes and found one right down my street.  After looking it up I noticed it is a foreclosure (dated back to August 2013).  I believe I had read before that I am not able to wholesale on a home in foreclosure.  I wanted to see if I should dig deeper to try to find who is responsible for this property now or if there is anything I can do to try to have a shot at this property.  Any help would be great.

Thanks for the recommendations. I am planning on going to the REI meeting this Wednesday in Manchester NH and the one next week in Nashua, NH as well. Do either of you attend the Nashua one? I am assuming the Manchester one is a little too far out of the way for you guys. Would love to meet up at some point.

Hey BP,

Wanted to see if I could get some feedback from everyone.  I'm about to begin my marketing campaign by developing my list on listsource as my first step.  Having a hard time deciding which market I should go after... New Hampshire, which is where I live (about 20 minutes from the mass border), or Boston area.  I work in Waltham 3-4 days a week so it would be feasible but wanted to see how any wholesalers success rates were in any of these respective markets.  In New Hampshire I would mainly be focusing in the Nashua, Merrimack and Manchester area.

Thanks for the response.  I appreciate all the feedback on the different investor events.  I looked up the one in Manchester and believe the meeting is next week. 

 It should not be an issue for me to check out a few of the ones in Mass as well as I work out Waltham a few days a week as well.  Would love to connect with as many people as possible and learn as much as possible.

@Mike Hurney I have always been one to write down my goals, both for the next 6 months, next 12 months and next 18 months at which point I establish a new set of goals. My immediate goal is to find a current wholesaler, or someone whom started at the position, and pick their brains with what has worked, advice and just ask any questions. I DO NOT want to go I to this uneducated in the least bit and waste a potential investors time and potentially damage my reputation. I will begin once I am educated and can properly evaluate a property etc. I also plan on attending local REIA meetings for networking.

My goal is to start the 1st of Feb with all my lists, letters, etc in hand and ready to go.  From there my goal is to wholesale 2 properties a month for the first 6 months.  This may be challenging with a full time job but it is a goal I have set for myself.  Others may be able to chime in whether this seems realistic or not and I would appreciate the feedback.

Hi Everyone,

My name is Corey Hassan from Merrimack, NH and I am very excited to join this amazing community.  Although I have always had a great interest in Real Estate as it runs in my family, I really became interested after helping one of my good friends with a flip.  I enjoyed the whole process, found it very exciting and rewarding.  I have always been very entrepreneur spirited and am hoping to eventually be able do do this full-time which I believe to be possible due to my work-ethic.

I am looking to get my foot in the door through wholesaling and eventually flipping properties down the road.  I am very excited to meet many new people who have had great success and look forward to networking and sharing practices of what has worked best for everyone.  

Also, being a former division 1 athlete and having played professional basketball in Germany for 2 years, I am a huge sports fan (partial to basketball and football)!  

Looking forward to connecting and getting to know everyone better.  Always open to meeting those in my area to discuss best practices etc.
