@John Smith you can look up in which states you can evict in. You can evict mostly in red states

@Robert Williams welcome! This real estate thing is a marathon for sure. For me especially, I find it difficult to have patience. Finding a niche, learning how to analyze and finding information about tenets and other related things takes time to learn. It’s okay to take a little time to learn this. As long as “analysis paralysis” doesn’t take hold. To much information can be a bad thing. Network along the way 😁😁

@Nick Robinson I would really imagine some type of correction would have to happen. Prices of everything are going sky high. But this huge rise in housing prices have a legitimate reason. A year of lock downs and very slow movement coupled with very low housing inventory. Add in Covid related supply chain issues in every sector and we have a problem. 

I am really trying to figure out my local economy. We have ALWAYS been a bust/boom energy market but right now we are booming with no local backing. Oil was at a record low and our coal mines are drying out. those are the life blood of the area. But yet real estate is still booming. 🤷🏼‍♂️

@Bill Zhou hi! There is always more you can learn it seems but they great thing is you took action and have a proof of concept for yourself! That seems to be a massive hurtle for so many people! And on top of it all, sounds like you have a lot of long distance investing experience! 😁 cheers!

@Nathan G. Storage has to be a great niche to get into! I have a buddy who did the same thing as you. Bought a rough operation and turned it around. Something he did that he said REALLY increased revenue was set up the phone to ring to the managers personal phone after hours. Hope that inspires some ideas😁

@Ibrahim Yamini I honestly really hoped there would be some sort of a correction. These prices are getting just to crazy (unless you already own a lot!) but I watch very seasoned veterans talk about this and for the most part they say no correction. We have a very low supply (1.5 million houses short) materials are out of this world so that will push the cost to build up more and there is a massive labor shortage. Add all this up with inflation from government spending and this could be the new norm.

@Robby Williams I would personally go the house hack route. If the numbers add up and you can find the potential property in an area that will appreciate. Nothing better then having your rent paid for by a fellow renter in the same building. Good luck! 😁

this is super solid advice! From my personal research (super newb here) a person can really get hammered by the things they do not know. On the flip side of that, I have seen a lot of people turn analysis into a job and never actually take the plunge. Great advice! 😁
