@Mark Gaskins congratulations! Very new myself so not much help with your question. Just wanted to say how good it is to hear when someone has worked very hard, putting in the time it takes to understand something, and then it pays off! 🥳

@Mark S. Replicating my experience with “sewer gas” could be a stretch BUT 10 years ago in my apartment building there was a mentally ill person who alway smelled sewer gas when no one else could smell it. The apartment owner sent in plumbers, contractors and everyone else they could to investigate but absolutely no one else smelled it. After talking with relatives it was very obvious that she was mentally ill and her sewer gas problems persisted in every apartment she had.

Personally, I would want them out of my building. If they are looking for an out and you don’t give it, that may cause animosity towards you and they may cause damage to your apartment . Sure you can go after them for damages but it all sounds like a headache to me. Find a better tenet, keep their deposit and wrap this migraine up 😁

That could defiantly be but from the population stats and the employment stats, for me personally, Cleveland looks pretty sketchy.

@Sam Conway Hello! I am doing something very similar! Looking for 2-4 unit buildings, long distance. I would be personally very careful when looking into Cleveland. The city has had a stead population decline for the last 50 years, year after year and 34% of its residents live under the poverty line. Perhaps you have strategy that will work with these metrics though =) Goodluck!

@Michala Vander Ploeg That is exactly what I am doing now =) when  trying to make your list, it helps me by having pre determined metrics that I am looking for. Population growth, job growth, ect. That way I quickly see if an area will not work out or I need to do more research on the area. This also shows me quickly if an area that someone is trying to sell me is actually a good market or someone trying to make a dollar. Hope this helps! =)

@Mashika Johnson Truly spoken words! What made me want to go the brrr route is my market has horrible price/rent ratios. I also want to be able to pull money out of my projects to compound the amount of properties I acquire quickly. =)

@Michala Vander Ploeg be incredibly careful when looking into the Ohio market. Lots of people will try to talk you into that market… (mostly realtors from that area) from my own initial analysis into Cleveland, the population of the city has been declining every year for the last 50 years and has over 35% of the population under the poverty line. Definitely metrics that scare me. Perhaps you have a different strategy.

@Mashika Johnson hello Mashona! I am very new on my investing path but am trying to do something very similar! (I will be long term holding, more BRRRR then just flipping) As I do not have experience in what you need, maybe I can help with encouragement.

I’m sure you have noticed two very clear sides in this forum thread.

1. “You can’t do it/don’t do it” AND

2. “I’m doing that exact thing right now and killing it!”

Your attitude is awesome, and I can tell just by that YOU WILL DO THIS! Leave the can’t type people to their can’t ways of thinking! 😁
