Check with your lawyer.  We had an existing tenant try to pull the same thing.  Our lawyer had us request that the doctor providing the diagnosis requiring an emotional support animal be local and fill out our form.  Once they heard that they didnt need the cat anymore, and it suddenly disappeared.

So with the ban on evictions, what is the status of not renewing a month to month lease?  Is that banned as well?

Tenant appreciation day is on the 2nd of every month.  Tenants who pay on time don't get served with a pay or quit notice!!!!  :)

If you are not selecting them because of credit reasons you must formally notify them in writing of the reason and also the credit reporting agency that you used.  If you use SmartMove they have sample templates for you to use.

Are your rents at market value without this amenity?  Would you be able to charge more just because of an ice maker to cover the increased costs?  Have you had any problems renting without an icemaker?  Looking at the answers to these questions should help you.

Current tenant tells someone he works with that someone is moving out of the building he is in.  We get a call before unit is even advertised.  "I've been in friends apartment and I just love it, can I rent the one that is open?  I want to move in immediately, I don't even need to see it."  So we slow him down a bit and a few days later actually meet him at the apartment so he can see it (WI law), he completes app, we send him link for credit check, he pays for credit check, great credit score, great job, great income, you couldnt ask for a "better" prospective tenant.  He wants to move in as soon as possible.  We call to set a day for the weekend to sign the lease and he says no thanks, I'm going to stay where I'm at now.  My girlfriend and I made up.  Love is strange.

The pole (rod) in the yard is the way to go, however, you must still be sure to address how they get the service into the building.  We usually require our handyman to be present to ensure this is done appropriately otherwise the installer  will just drill a hole wherever is easiest for them to do their work and get to the next install.  They dont care about your building or property.  Also make it the tenants responsibility to remove or pay for removal when they vacate.

This is roughly an hour away from the tanant that shot his landlord last week over a $30 rent increase.  This guy is was making bombs in his apartment.

The local news story this morning  is that he was killed over a $30 rent increase.  It is sad.

We just check up on them regularly.  Our units are an hour away, so we check on them when doing showings, etc.  Also our handy man keeps us informed.  If needed, we send a gentle reminder and that usually keeps them on their game.  Our experience has been the kind of people that will accept this really care about the appearance.  Some have even gone above and beyond by adding flowers and other little things.
