Hi guys,

We are seeking for members on BP who have already purchased a Franchise from HomeVestors.
I am moving to Miami from Europe (with a heavy real estate background) and want to get into RE there as well.
What matters most for me is that there is a certain support level from HV for starting our.

So is there anyone, who can give me a hands on review about their own experience :-)!

Hey everyone! I guess the title says it all. Since 4 years now i am a real estte broker in Vienna (Austria). Here i deal with investment deals which means that we sell apartement buildings to investors hitting between 5 & 20 Million €. What i figured out meanwhile is that my definite talent is the customer relationship which more than often leads to friendship between me and the clients. From time to time i also get to sell "private properties" for friends which tend to fullfill me much more than the dealing with duedilligence etc..... Hence i allways wanted to move to the US at one point and start investing there it just came up to me. How do sou guys see the chances and even legal possibilities to become a real estate agent in Florida as a foreigner? Would be great to hear some thoughts from some of you! All the best, Constantin

Hello everyone,

Hence I am not from the US I am having my issues in getting the numbers and data sourced from the net about specific counties in a specific state. Currently I am trying to analyze MFH or/and Apartment Complexes in Florida. Target of course is high cashflow.
Does anyone have a hint on which counties and more specific which areas to look for to find what I described above.

Hallo Christoph, Habe jetzt deinen ersten und diesen Post gelesen. Die Members hier schreiben deshalb nixht weil sie keine Ahnung vom Immobilienmarkt in Wien haben. Meine Fahe grundsätzlich an dich, kennst du den Unterschied zwischen der Branche in den USA und Europa? So wie duces beschreibst und wie das die große Mehrheit hier im Forum betreibt wird das in Europa und schon garnicht in Wien funktionieren. Es gibt viele Faktoren die das ganze leider unmöglich machen. Geld kann man trotzdem machen nur braucht man leider vorher "viel" davon. Eine Wohnung zu Kaufen und zu Sanieren "mit Gewinn" macht nur Sinn wenn du ein ganzes Zinshaus kaufsz und dieses dann parifizierst, sanierst und dann einzelnd die Wohnungen abverkaufst. Oder du hast gute Kontakte zu Maklern sie dir unsanierte parifizierte Wohnungen organisieren können. Die guten gehen da meist unter der Hand. Also du siehst, es gibt hoer noch einiges an unterschieden und fragezsellungen für dich zu klären. Du hadt geschrieben dein Grossvater hat Häuser verkauft. Was waren das für Häuser? LG

Hi Stephen, Well, it sounds familiar what you describe. My guess would be that he tries to "test" you on behalf of your answer. To see if you have experience and any other info you might give away in your answer. I guess there are a lot of questions from hos side towards you in the response. I would answer straight forward making clear that you know he is in the business too. A start like: Hi ...... Nice to hear from a colleague ;-) --> and then go on with a mail Thats at least the way i would do it. Sometimes they are just curious and want to figure out how serious they can take you and sometimes it turns out to be a worty contact. Good luck!

Yes it did answer my question. What i read on your background story so far you made a pretty nice introduction deal :-D "Congrats" to that one. I think it is necessary to try out several kinds of strategies to find the one which suits best to the individual capabilities. I will follow you and your posts. Yes, I am very excited already to explore the various deals out there. I want to start in latest a year with the first investment but have to read into theory a little bit more. 
Where do you stand right now in terms of investing in your first deal?

Hi Ned,

Yes definitely there a intense markets too. There is a big difference though which makes deals possible in the US that are NOT possible at all in Austria and furthermore all of Europe. One big downside is the mentioned "max rental law" which makes it impossible to generate an income which somehow finances any loan at all. Another very costly thing is the way properties are built over here. Renovation and repair costs are immense and can destroy deal within a wink. The general attitude right now in real estate investments from our clients are basically change bricks against money and hope for an increase in worth. If you are looking for cash flow this market is definitely not promising.
