best advice I can give you is buy your own materials. GCs make a handsome markup when you allow them to purchase the materials

Personally big box retailers will give discounts for returning customers depending on the money you spend. I recommend setting up cars accounts with them for two reasons

1. Easy way to track spending other than receipts from purchases

2. Discounts for returning customer varying on how much you spend with the company

This would help me as well. I believe pros call this running the numbers. Me personally I have 4 houses now. One is primary residence, 2 are rented out and I'm at that gut stage on my latest. I learned somewhat the hard way per say but it paid off. I network and find contractors looking for extra jobs after their 9-5. It's paid off so far Networking and this site rocks so far

Stumbled upon this app when researching a real estate flipping formula workshop.

I'm enjoying what I'm seeing as far as open source people just wanting to share the pros and cons of wealth building.

I'm 33 and looking to make a living in Realestate. I'm on my fourth house now. This is going to be a total gut to be a rental. Much work ahead along with getting ready to test for my real estate license this month
