REHAB ESTIMATION HELP

I am looking at rehabbing a 3/1 half duplex. It needs everything and had already been mostly gutted. Floors, walls, small roof leaks, appliances. The only thing that is good is the water heater (go figure). We're talking low to moderate income rental unit, 3/1 and about 700 square feet. Anybody want to give me a rough guesstimate? I promise i won't hold you to it.
