Post: Best Hard Money Lenders For First Flip

I am looking to purchase my first flip. I am currently negotiating with the sellers. I have been in contact with a few lenders, and hard money lenders. I am curious to know if anybody has a good lender they would recommend for a first time investor? The deal I am currently looking at is purchase price between 50k-60k. Rehab between 75k-90k. ARV 205k. The goal is to flip it, but alternative exit strategy would be to refi into long term hold.

Ideally the lender I am looking for needs to work with first time investor, and also okay with the amount of rehab needed. (a couple lenders have told me it is to big of a rehab for a first time investor).

I have 25k in reserves, and need a lender that is okay with that. 

Any advice would also be appreciated!

Working on a potential flip outside of Tyler. Does anybody have a good contractor, or good handyman they’d recommend?

@Sebastian Lough Good evening, I am a Realtor out of Tyler! I would love to connect and give you all the information I have on why Tyler would be a great market to house hack and invest in! Currently the multifamily properties that are on the market are not moving to fast, but there are a handful that I believe could interest you! With two colleges, two hospitals, and many more jobs being added to the area, Tyler would be a great market for you. I have helped clients in the past with VA loans and know of a great mortgage lender for them. Lets connect!

Also, one of the universities is adding a medical school to one of the hospitals here, it is due to open next spring if I am not mistaken.

@Robert Stone I am a realtor in Tyler and have been working with clients recently looking into multifamily homes in the area. With traditional mortgages and putting 20% down, it is tricky to have them cash flow. Although I have seen a couple recently that have the potential. Feel free to reach out, off the top of my head I know of one that could be a great house hack!

There is a property I am interested in purchasing, the catch is the tenant still has 10 months on the lease. My question is, are there ways to get them out of the lease to rehab and flip? I am looking to get a hard money loan to purchase and rehab, but don't want to hold the loan for 10 months and then start the rehab. The rent is only 1,000/month, so most likely I would lose money every month until tenant could leave. Any information would be appreciated! I have thought of offering them cash for keys, just unsure how that process would work.

I am a licensed realtor in Tyler, TX. While Tyler might not be the biggest city in Texas, it has a ton to offer for investors! There are two hospitals with one of them currently building a medical school to be completed March of 2025. Population is over 100k people. Average home price in Tyler is is between 350k-390k (depending on where you get your data). Average rent in Tyler is 1,395. It is not uncommon to find single family homes in Tyler that are in good shape and rent ready for between 225k-275k. I recently showed some multifamily properties that are priced between 375k-600k. Gross rents on those ranged from 2,400-5,700. I would love to give you more information on what Tyler has to offer for investors!

Also, USA Today just released a article stating Tyler is the #1 city to live in in TEXAS!

 @Josh Gentry Hard money seems very appealing for sure. I have thought about trying to use private money from people I know. Just never quite know how to approach them and keep them as interested and eager as I am. 

How do you find your deals? Do you deal with wholesalers or work off what is available on the market?
