 The seller is wanting us to build him a new primary residence. So, would you suggest doing this and putting him in 1st position, once the home is completed have him removed from 1st?

I have a unique deal that the property owner is just wanting the builder to build him a home for "free" and he will sign over the land. The land is a good property to be developed for single family homes. The home the owner is wanting is reasonable enough for the cost to build the home would make the "cost" of the property to be bought at a discount. How would I acquire the deal? Would I have him deed the property over to me, and then have the paperwork be put in that we would build him a home first? Looking for any info that could help.

 That is one of the fears is that there won't be an agreement on what he wants in a house. He seems reasonable in wanting a small 2 bedroom house. In your experience, how would you structure the deal?

I have a seller that has a property that would be a good deal to develop for new construction. The owner only wants the builder to build him a new home for "free" and give the land over to be developed after. How would I structure this deal? I am also not a builder, but have a builder that I have a relationship with that is interested in the opportunity. I have found the deal and I'm a licensed Realtor. So, my value would be able to list the homes/lots and help in any way that I can to assist in the process to get everything going. What would be some recommendations on how to structure this unique kind of deal?

@Kyle Fairbanks Have you considered Tyler?  It might not be as big of a market as the others that you had mentioned. But, it has one University and one junior college (UT Tyler, and Tyler Junior College). It also has 2 hospitals, one of which is adding a medical school. All four of those places are within roughly 2 miles of each other. It would be a good mix of college students and medical field employees. For instance, there is a duplex for sale close to the University is for sale for 360k. If you want to know more about Tyler feel free to reach out!

@Haylee Methvin Good evening, I can give my opinion on a few of these questions. I am a Realtor out of Tyler and know a bit more about rural areas around my area than Longview's. 

-Fencing at least the backyards would be a bonus for tenants. It would give each tenant their own space. Also, it would cut back on other tenants "encroaching" over imaginary lines of the other tenants spaces.

-Garages would be a nice addition, but I would think you need to check the surrounding places and see if that would be a huge step up or not. Carports are not near as expensive, and less for tenants to tear up. If a lot of the other rental properties don't have any covered parking, then carports would be a much preferred option.

-As I am sure you know, building yourselves would save money, but maybe not time. Maybe that would be a better option after the first couple are built?

-House hacking would be a major benefit. You would have more options as far as construction loans for sure (If you are needing to get a loan). For instance, the construction loan I got to build my personal residence only required 10% down. If I were to build any type of investment property they would most likely require 20%. If your land is paid for, or maybe have some equity in it, then that could also help with down payment.
