Hey @Cathy Allen ! BP is a network of real estate investors, real estate agents, lenders, and just overall real estate enthusiasts. It has been a huge help for me in my education. I'm new to real estate and I've found the podcasts, blog posts, and forums VERY helpful. Also they have advanced tools like analysis calculators, rent estimation tools and more for Pro members. No problem @Luke Frauhiger ! And although I wouldn't factor this into your decision, Nashville is a really fun city lol went there a couple years ago and had a blast! A lot of people have been moving there over the last couple years.

When calculating estimated rental income in deal analysis, what websites/resources do people use? So far I've used rentometer, craigslist and apartments.com. Any other suggestions?

Hey @Luke Frauhiger ! I'm looking to get started in real estate by house hacking too. I'd recommend reading "The House Hacking Strategy" by Craig Curelop. Great read and it gives you actionable steps to get started. Good luck!

I'm a new investor looking to buy my first rental property/house hack. I'm in the analysis phase where I'm looking at deals and crunching the numbers. I like the idea of using the real estate investment calculators to help me figure out what purchasing price would make each property I look at a good deal or not. For those that have upgraded to the Pro membership, would you recommend it for someone like me early on in my investing career? Did it help your business? Thanks in advance!

When analyzing deals, how much should I consider for monthly expenses? I've heard of the 50% rule but have read that's more of a "rule of thumb" and not a concrete measurement. Do you take into consideration the age of the property?
