@Ryan Swan Thank you for your reply and advice! I can see how point #2 can be very important moving forward. It looks like you invest as well. Do you use old-fashioned excel sheets for keeping track of expenses and revenues or do you recommend any other software or technology for this task? Thanks!

I purchased my first investment deal a month ago (townhome in Mesa, AZ) and now I'm "twiddling my thumbs" before my next deal. I probably won't be looking to purchase another property for at least a year(could be earlier you never know), but I can't help thinking I should be busy reading, networking, researching, etc. between now and then. I did pick up a new book but I know I could be doing more. If you were a rookie like me and remember anything that you did in between your first deal and your second deal I'd love to hear what you did that might help me in my journey. Thanks!

I'm a new investor looking to buy SFR in the greater Phoenix area. I've been looking at and analyzing roughly 5 deals every week using the rental property BP calculator. I have 2 questions:

First, how many properties do you recommend I should be looking at and analyzing every day/week? 

Secondly, on average, how many of the properties that you look at actually turn out to be "good deals"? I know everyone has their own criteria for a "good deal" and that is a very subjective term but I'm just looking for averages to see if I'm in the same ballpark.

@Doug McVinua yes I am a W2 employee and will be staying in sales. I should be making more money yes, and yes I get bonuses currently.

@Shaun Weekes I had a sales job for a tech company for about 2 years and currently I am a sales rep for a building materials company. So same type of job but different industry technically. But based off your response that seems to be ok.

I've spent the last couple weeks looking at deals out of state (Arizona) with the intent of purchasing my first rental property. I've been with my current employer now for about 1.5 years and was with my previous employer for about 2 years. Do lenders typically look for a certain number of years of work history with your current employer? I'm looking for a new job so I'm wondering if I need to wait...
