@Jeff Burdick based on my experience, there are areas like Chicago Lawn, Calumet Heights, New City, Archer Heights, etc., are good areas with like 1-2 empty vacant lots. There's open opportunity for dealing with the working class family vs areas that are filled with crime.

@Ray Harrell I completely understand where you're coming from. Most of the properties I choose are in Chicago by longtime older owners with no signs of high crime. I'm very familiar with the Gold Coast area and plan on working there soon. However, I'm currently working in areas that are already well-established and that are not crime riddled blocks near South; That's what I really try to stress to the sellers, you're going to see your investment come back to you in the area because if you don't sell, you can still rent or even do a rent to own deal. Chicago's rental market is steadily increasing. Hint from Chicago Tribune,  "In Cook County, from 2007 to 2014 the number of 25- to 34-year-olds who are renters surged 40 percent, an increase of 75,753 renters." Most of those renters hope to own their own homes in the future, much like what I want to do as well. For example, I have a home in Calumet Heights I'm working with and the renter-occupied housing has  increased 5.8% recorded from 2000 to 2010. 

The rental/home buying market can be changed by renting out to those who can't afford to buy now, but can save money while renting in order to do so. It's a pretty fair trade off in my opinion, unless the buyer is looking for a quick cash flip.

Natalie Kolodij when I ask most of the buyers what they're looking for, they're looking in heavy traffic areas like North Side of Chicago where there aren't many fix and flip homes. Most of the opportunity in Chicago lies on the South and West side with a couple of gems North as well. Maybe I should go on foot to locate some properties North?

I have a couple of really good properties in Chicago and St. Louis areas but I'm really having a hard time with investors. Either the property isn't in the area they're looking for, or they're not seeing the equity. Any hints as to what I may be doing wrong? I have a lot of motivated sellers but no buyers

There are definitely a couple of good up and coming ones still. However the area is definitely saturated
