That's great information to know! They're not a huge distance apart and Mebane seems to be a nicer area overall. Just an it harder to find good multis.

This would be an owner occupied purchase. So multi we would live in one unit.

The exterminators will be your best friend! It's normally $90 for the first treatment and $75 every 2-3 months for a treatment and you can request they do the inside and out for no extra cost. We had the same problem along with the water cockroachs and it eliminated mostly all of them. Still one to come out here or there.

Hey BP, My wife and I will be moving closer to the Greensboro, NC area here come the Spring. I have been looking at what areas we want to be in because we want to be located in the middle ground between Raleigh and Greensboro. So we found the Alamance County section (Burlington, Haw River, Mebane, Graham, etc). I wanted to get feedback on the area and what you thought in terms of rentals. We would be looking for a SFR less than 80k or a multi 150k or less. I'm interested in the kind of people, quality of the area, renters outlook, anything you got for me!

Honestly, I am a millennial right in the middle of it all. I think it's all about the job market now a days and the experiences we have gone through. You have to understand that we grew up in the start of the recession along with the housing market crash, so it's a bit harder to grasp the concept of owing people money. Second, A lot of the tech jobs move frequently and you find different jobs in different areas every few years. Ex: a good friend of mine lived in Ohio, went to NC for school, worked here for a while and is now moving to Huston, TX because that's where his career is taking him.

I am not the typical millennial because I wanted to purchase my house and I'm excited to move into a further REI career as time moves. Everyone has different priorities and experiences. It seems home ownership was seen as "making it" in life from the 60s-90s and now that mentality has changed to living for yourself and finding yourself.

So long as your lease states it, I would require them to clean up anything that you have to restore to original condition upon move out. Follow the outline that your lease states, you might be better to take it out of the security deposit.

@Amber Spence Is this the same tenant that was trying to leave the house early that you posted about a month ago? If so, I would certainly get a new PM company because they don't sound to be doing a good job.

Also, call their bluff.

The tenant should be allowed some freedom when using the outside property - but within reason.

No, they cannot change the landscape without your approval. Yes, they can work on their cars in the driveway. If they cause damage to anything outside by something of their own accord, then yes they are to be held responsible just the same as inside. ie: tenant decides to pull all the bushes up because they don't like them, they are responsible for paying to replace all of them.

The tenant's responsibilities for yard maintenance should be outlined clearly in the lease. ie: mowing the lawn every 2 weeks, raking leaves, etc.

You are held liable for injuries that happen on the property if you're found to be negligent. ie: Your steps are notoriously slippery in the rain, tenant brings it up and a concern you dismiss it, tenant falls and breaks something. That's on you. If you fixed it and they still fell, that's a grey area but most likely on them.

Things that damage the property like paintball shouldn't be allowed because of the possibility of something on the house being damaged, that you can stop. Plus it's a liability.

One note, you need to outline these types of things in your lease some how.
