Depends if you are wanting to be an active or passive multifamily investor. I would assume that you stay pretty busy with the insurance business and land investing. Finding a multifamily syndication to invest in as a limited partner may be ideal for you. It would be passive and you would have the benefit of learning more about multifamily that way.

Frisco is expensive. You need to find off market deals in this area if your goal is rental properties. Also, you need to consider the high property taxes here.

Sounds like leasehold properties, they are common in Hawaii. You can find this info on any of the listings you are looking at. I would not recommend them though.

@Kim Lochridge I would refinance to a better rate and keep it, if you don’t need the money now. Sounds like you have a solid vacation rental with consistent bookings.

I would imagine it is pretty hands off for you since it is out of state. Is the $50k net income?

Raising capital is not easy unless you have a proven track record or large existing network.

Consider this: What VALUE are you providing and why should someone invest with you?

You will hear "NO" a lot offering 70% of ARV, but you just keep making offers and eventually you will get a "YES".

Of course this all depends how you are finding the deals you are making offers on. Are you finding off market deals with a specific criteria or are you only looking on the MLS?
