Hi Dick,

You know, once you get a plane person started, it's hard to get them to stop. We have a Bellanca Viking, and my husband is the pilot. He took me night flying on our first date. These days he mostly flies by himself to stay current, though the kids think it's a treat to go to breakfast (usually chocolate chip pancakes) with dad at another airport. We live on a residential airpark, special real estate niche.

Anyhow, most of our vacations are by plane. We cover a lot of ground. We've been West to California and up to Washington, East to Wisconsin and Florida, and most places in between. The kids are just getting old enough that they have begun to say they want to fly in a big plane one of these days, meaning commercial. It's great for the most part. The drawbacks are limited luggage and now weight, since the kids are older/bigger.

I took some lessons, and even cross country soloed, but never got my license. If you are interested, just stop by your local small airport and check out their programs. If you are not sure of the closest one, just google airnav. It's a great site for airport info.

Well, I had to say "Hi" to another Colorado member. Plus, it seems that I am spending more and more time in Broomfield these days. I just got on board yesterday, and I have to tell you, these are some really nice folks. Welcome!

Thanks Scott. Actually my husband has interviewed with another company that does REOs, but he wasn't impressed with them. I guess we just keep looking...

My husband and I own a number of rental properties, mostly ones he picked up last time the foreclosure market skyrocketed. He has lines of credit from our local bank on most of them. When he sees something, then he taps one (or more) of the lines. If you have a relationship with a banker, talk to him/her.

My husband and I own some rental properties. We have them set up with ownership in a land trust, then have the beneficiary of the trust as an LLC. Do a google search on Bill Bronchik for more info on how to set it up like this...

Hi All,

Found this site this morning... WOW! Lots of great info. Thanks to all of you for sharing expertise.

I am just a little over one year into my real estate career, but I have been assisting my husband in his business for over 15 years. He mostly works with friends and family, buying and selling SFR. We also own and manage a number of SFR and duplex homes for rent.

I am branching out and looking to be a more active RE broker than he is. Have managed to pick up a few listings, and even close on one so far. My goal is to have a viable RE business in 5 years. That is to say, I want to do more than break even :wink:

We have two children, live in Erie, office in Louisville. Travel quite a bit by private aircraft (our own). Enjoy quilting, entertaining, gardening, and hauling kids to all their activities.

Does anyone know of a good book or course to find lender contacts? With all the foreclosures happening, I would like to pick up a few REO listings. I currently have one through my own bank, kind of a sphere of influence deal, but they don't have many foreclosures on their loans.

Costs: class/course fees, test, fingerprinting, license, E & O insurance, association dues, MLS fees, office/desk fees, office splits on all deals, advertising, mailings

It's my first year, and I have to admit that I've spent WAY more than I had estimated...

I am fairly new to the business.... just over a year active. I am working mu sphere of influence, as well as farming one area. I would say I have had a slow start, but figure that after I have 5 years under my belt, I will be a solid producer.

After all is said and done, a typical broker is very lucky to net more than 1% on a house.
