You can try to contact some airbnb hosts in the area.  I tried but didn't get a response however you might be luckier.

Yes, we went to Angels camp last summer to isolate.  Airbnb's were doing well since for the bay area, it's a short drive.  Found some new spots I never knew of and there are some good food and activities.

I use to go as a kid since I grew up in the Bay Area and one of my friends parents had a vacation home there.

Murphy's is a good spot to be around.

I was interested in this as well.  We got busy with other investments and are on hold right now while we are finishing other projects but would be interested in hearing what others have to say.

Maxable has a lot of videos on youtube and they seem to consult on ADUs. I haven't used them but have thought about it for a custom ADU we plan to do.

Thanks for sharing your experience. We are in the permitting process but using a modular ADU company. Would be interested to hear more as we look into building a second one which might be more custom.

Depends on how much you have to work with.  Money wise, it's probably less expensive to finish an existing space in your own if there is a way to make it convenient for it to have a separate exit.  Rent will vary with an attached being less desirable for the tenant but maybe not a significant impact on rent.  In-law units are designed in newer homes so that there's usually only one connection and not as many shared walls.

I'm still proceeding with doing a 1031 exchange.  We have receive multiple offers 10% over asking price so the market is hot.  Great opportunity to move the equity into a multifamily out of state!

Our other properties still TBD but like was mentioned, we might look into what happens with future policies.
