Lending home is great for starters. They are a hard money lending company, 10% down, no hard credit pull, funds rehab as well. You do need to have a pretty good credit score though. Shoot me a PM if you have any more questions!

Have any of you used the direct mailing product Banner Season? I signed up yesterday to build systems to auto mail my clients, prospects, and properties.

Does anyone have systems in place they would like to chat about with me? I would love some recommendations.

@Brian Adams
I really like that, I was looking into handwriting letters for a thank you and sending a little more info about me along.

@Collin Boyer the best approach with direct mail to locate off-market deals is to do a combination of all things you mentioned.

Send the DM piece - a letter or postcard and within 3-5 business days after sending give the owner a call.

In the conversation with the seller, reference the DM piece you sent. You want to create a relationship. There is a high probability that the seller won't want to sell receiving one letter or one phone call.

This strategy of using DM is the "long game" approach.

If you get to connect with the seller, send them a personalized handwritten note thanking them for their time.

If you think there is a deal to be had after your conversation, keep sending them letters or information.

Be Relentless in a respectful way of course...

I used the same technique above to land a 200+ unit deal, here is the link:

I am also doing the same approach on a 1,000 unit apartment deal that I am pursuing.

I would love to network with some virtual wholesalers. I am starting off doing some virtual wholesaling a few hours from me to test the waters and then eventually moving further away into states that I would not be able to go to. Let's chat or make a group chat.

Anything with about 2-5 but if something comes in front of us we can move the big ones depending on price as well

Hey guys, my name is Collin Boyer. I am 19 years old and a licensed realtor (licensed since 18). I have been very fortunate with my career selling about 13 or 15 properties in my first 2 months for almost $2million. I am starting to do a lot more on the investor side such as flips and wholesaling with other peoples money and when I find a deal I like a buy and hold. I would love to connect with other young investors to network and work on some deals together. Comment or send me a message, let's connect!

Hi I am in PA and would like to find out more info on how to wholesale houses. If you know of anyone that can answer a few questions or point me in the right way I would appreciate it. (Mainly legal and contract stuff)

On a side note passed my real estate exam a couple days ago still waiting for background check to come back to get my license, would this affect what I am able to do?
