Investment Info:

Single-family residence wholesale investment in York.

Purchase price: $175,000
Sale price: $210,000

I was walking past the property when I saw the snow had not been shoveled and no lights were on. I sent a text message to the owner telling her I was looking to purchase a rental property and she responded right away. The next day we went to lock up the property for what she owed due to her wanting to offload the property very quickly. I had one of my own clients purchase the property as well.

What made you interested in investing in this type of deal?

It was a very simple flip with no work done, no cash needed, no repairs needed.

How did you find this deal and how did you negotiate it?

I found it walking just outside of my neighborhood. I let her tell me what she needed to get out of the home.

How did you finance this deal?

No financing required we put no money down.

How did you add value to the deal?

I brought the buyer right away and we took on the responsibility if any repairs were needed after inspections.

What was the outcome?

A profit of around $30k split 50/50 between my mentor and I.

NEVER LOSE YOUR HUSTLE!I had a slow couple of weeks being in the middle of the winter and I made sure I was putting in the calls and the time to bring the business to me instead of wishing on a lucky star that it would come to me. I was going for a walk just outside of my neighborhood when I saw a home that was not being lived in, lights off, snow on the ground, not the best landscaping, etc. I sent a text message to the owner after skip tracing her asking if she would consider letting the home go because I was looking for a flip or rental in the neighborhood, she called me right away. My team met her at the home the next day because I had a COVID test pending results. She was in a tough place, did not have the money to do repairs and needed to get out immediately. We locked up the home under contract, did no repairs and sold it to one of my clients for a profit of $32,000+, this was not the sweetest part of the deal. We got the seller well over what she was hoping to get and are even looking to bring her on our team to be a recruiter. This is just one thing that happened to me this week from the time I put in weeks ago. Do not stop calling, keep rocking your dialer. The more you help others get what they want, the more you get what you want. YOUR COUCH IS YOUR DREAM KILLER!!!

Hey BP Members! I wanted to create this to see what you guys have seen to be your best lead source. Whether you are an investor or an agent I would love to hear both sides since I am active on both sides. I would love to see what you guys use and your experiences with them. Also what strategies/companies you are avoiding.

Treat it like a business, the more time you put in the more reward you get out. Work it everyday and you will get a lot out of it.

@Steve Morris As I said their have probably been miscommunications I can't explain a process in a few paragraphs on a forum. You must be dealing with the wrong wholesalers, I have had the opportunity to work with many but choose few because I am not risking my license for a few extra listings or deals per year.
