 I use wordpress, I purchased the Divi theme and run that. I have podio automations built into the site. I do not believe investor carrot is that special. They use Yoast premium which is an SEO service you can buy on your own. It serves a purpose for someone who wants a turn key site, but its sort of like buying a turn key rental, not that special or profitable. 

 I could not agree more... here is my take "If everyone can do it, who will stand out" If a market is saturated with carrot sites, which factors will Google choose to rank them against each other? Most of the structure and copy is the same... I think there is a huge opportunity to have a power-house wordpress site using yoast and other tools mentioned here.

@John Jones @Kelly Iannone Awesome question... One of the biggest factors of success and full adoption of Podio comes down to how you structure your apps. Simply put, i'd have a prospecting app and a lead app (separate from each other). In the prospecting app, you can upload your lists and begin making calls,emails,mailers, etc. When you get a response, I would have a category field within the prospecting app that creates and entry in the leads app. This keeps them completely separate and your data clean. To create a new item in the leads app, you'd need to use Globiflow.

@Sam Rust CRMs have defiantly become a dime-a-dozen, they're everywhere! But like you mentioned, getting down to the nitty gritty can be a tough choice. What it really comes down to is creating the ability to scale your business/network, without scaling your time or overhead. I have found that their is no match to the flexibility of Podio, especially when paired with a marketing-automation powerhouse such as ActiveCampaign.

I'm with @Noel Challenger... It is not the software that defines the process, but the process that should define the software. Manytimes we look for software applications that will help us run our business, but because of limitations or "out-of-the-box" boundaries, we try to fit our business into the framework of the software. After working wtih many CRMs and REI's throughout the country, what I have learned is that the most successful companies have a unique, efficient, and disciplined process. By using an extremely flexible CRM such as Podio, you can create systems and processes that only you own and set you apart.

My personal belief is that "It is not the software that defines the process, but the process that should define the software" In other words, each and every one of us have a unique business, with unique processes that can utilize software to reduce workload, provide a better customer experience and automate tasks. The beauty of Podio is that it is built for customization to your business. Many people are very underwhelmed and overwhelmed with Podio when getting started as it is so basic to use, but complex to master. I always recommend digging deep into your own business, identify the inefficiencies and we can build Podio suite's or automations as the conduit for scaling. @Account Closed i'd rather rely on solid screening and a deposit then I would take a chance and buy insurance, for what that's worth!

@Kieran Hanlon is there an opportunity to replace the grocery store with another business once their lease ends that would significantly increase the value of the property? I think one of the greatest opportunities in Real Estate is finding commercial businesses to plug into them.
