That depends on what your goal and your situation. 

Do you want quick profit or to build wealth long term?

How much you can rent it for? What's your ROI if you rent it?

What is your acquisition strategy? You own fund or hard money?

How soon are you planning for your next project? Do you have fund for your next purchase?

I think your friend should just take the fridge back to the house, it's in the contract. 

If she is thinking about money, ask your friend if she can re-sell the house for more than what she would get from this deal? How much more? Does the extra money worth the hassle?

One tip I heard from this forum is to call the agents on Loopnet who have listings similar to what you are looking for. When I say similar I mean the type of property not the price. Build relationship with the list agent so he can send deals your way before they hit the market.

I am not sure if you can sell it because you don't own it (no title). I would check local ordinances on what landlords should be with items left behind by the tenants.

@Anthony Snyder, welcome to BP!

It sounds like you already have a plan which is always good. The next thing I would do is to write down all the numbers and see if they make sense. 

If you sell your house, how much you will get in proceeds? Will the proceeds be sufficient to purchase on auction? If not, do you have other source of funds? What price ranges should you be targeting on auction? How much can your target properties rent for? 

I think there is quite a bit of home work to do. Search around BP and ask questions. You will be tankful if you do it.

Quick update...

Now we are one week into rehab, so far so good. New insulation and drywall installed in the garage, all walls and ceilings painted. The contractor has been good at communication to keep me posted on the progress.

@Sudesh N., I met some of the wholesalers on local meetups, some just by googling and sign-up on their websites. When I talk to them, I am specific on what I want and I let them know that I have funds to close the deal.
