@Nghi Le, very good question. I has been thinking the same business model recently. I remembering listening to a house flipping podcast someone in CA is doing exactly the same. 

As @Don Konipol mentioned, there is more risks when you have a stranger (home owner) on you team. I think a good contract is really important to make this business model successful.

Tom, looks like you have a strategy and a good system in place. Do you mind share how you refi your rentals at up to 75% LTV? Is that through portfolio lenders or private lenders?

I am wondering if anyone work or live near downtown Seattle would be interested in having lunch or coffee together and talk about RE? It would be really casual, just to network and make friends.

I love those meetups we have around the area but sometimes I feel I don't have the time or energy to attend after a long day of work. And many times I find myself having lunch alone. So why not having lunch together with other investors and talk about RE.

Why no just sharing the names of the insurance companies in the thread? Is that against BP's policy? I've many posts mentioning companies names...

No deals from it for me. A larger market may do better.  I do like having a site to poinf to on my postcards.

Quite a bit of SEO co spam emails,especially early on. And B2R Finance  started mailing me solicitations as soon as I signed up.
