Thank you for your advice! I am thinking that the time and money it would take to not only obtain the license but also become competent enough would probably not be the best investment. I think it’s better overall to create a team and include an agent in that.

Question for the masses: is it worth it or beneficial to obtain a real estate license while investing? I’ve seen both trains of thought. Not sure of the sentiment of everyone for Kris Krohn within the BP community but I’ve seen him say it’s not the benefit that you may think as you are beholden to other rules/laws that one would not be without a license.

It does seem as though the cost of obtaining and maintaining a license coupled with the costs to have access to things such as the MLS would directly impact overall profits.

To be perfectly honest, real estate investing, no matter the strategy, has always seemed like a far off dream despite all of the reading I’ve done. Until recently I hadn’t actually identified a market that I truly felt I could be successful in. My family and I just recently took a short vacation to Wilmington and the house we stayed in really lit a fire in me about getting started because it was so ideally situated.

Hello everyone! I’m a new investor who desperately wants to get into the game finally. I’ve actually been a part of BP since 2017 now but too afraid to actually “pull the trigger.” Now is the time as my wife and I have further discussed short term rentals and such recently. We recently took a HUGE interest in the Wilmington, NC area and want to possibly expand into other areas such as Sevierville and Saranac Lake down the road a bit.

I’m brand new to real estate investing. I’ve been buying books to learn, listening to podcasts and looking through the information here on BP. I would really like to hear your opinion on whether it is a good investment to obtain my real estate license? A recent podcast I listened interviewed Kris Krohn and he actually recommended not for varying reasons. To me it seems like it would help cut costs on deals since I wouldn’t be required to pay commission to two agents and could work on my own deal. I’m really looking forward to everyone’s advice and greatly appreciate your time!

Hello @Grant Rothenburger et al. Sorry for the late response but I haven't had a lot of extra time on hand recently with my current job being what it is. Now that it's slowing down as I'm getting ready to step out of the door and PCS again I decided to take some time and get on BP. I only attended the initial seminar for Than Merrill and once I realized what it truly was, a sales pitch like you said, I never follow up again. It seems to meet that I could learn so much more from current real estate investors than paying $1200 out of pocket to attend a course and hope that I learn something. I've downloaded a bunch of podcasts to include the BP podcast and will get utilizing other resources as well. I won't be in the San Antonio area much longer as I said my family and I are PCS'ing but maybe in a few years once I retire we will head back this direction.

I'm not sure if one area interests over another at this point as I'm such a beginner I wouldn't know a specific area to focus on. Flipping was originally something I found very intriguing but i think buy/hold is much better so smaller homes or multifamily properties would be an area I'd like to research more.

Hello everyone. My name is Colin Rawlings. I’m in the Army and live here in San Antonio. I’m new to real estate investing and I’m extremely interested in learning about the various aspects of investing such as buying and flipping, rental properties and tax liens. I attended the brief 2-hour Than Merrill real estate investing class today and it sparked my interest even further.
