I recently viewed a SFH that I would like to purchase and convert to a 2 unit. The current zoning is R 6 (Low density rowhouse neighborhoods. Accommodates detached and semi-detached dwellings, rowhouse developments and multifamily developments. Limited non-residential)
uses. 

Does anyone have experience converting a SFH zoned R6 to a two unit property? I spoke to Baltimore city zoning and I was told I can't make the conversion because the property is zoned R6. Is this 100% correct? Thanks in advance for responding to my question.

I'm considering purchasing a 2 level row house in Baltimore city. The property will need some cosmetic repairs to make it shine. The property has a 2 rear decks, one on the lower level and another deck on the upper level. Access to the upper level deck is from the 2nd floor bedroom. A potential problem is that the electric service cables are so close to the left deck rail that I can literally grab them and I'm 5' 9". I think the previous owner installed the deck without a permit. I checked the permit office and no permit on record since 2007, it's possible that the deck was built prior to 2007. I think the proximity of the electric service cables to the deck can potentially be a liability issue. Also, I may be required to correct the problem to be in compliance with the rental guidelines. Might be a costly fix. I'm getting estimates from electricians to move the electric service cables. Anyone encountered issues with decks built without permits or moving electric service cable?

I occasionally see properties with lock boxes on the door but the MLS shows them as not for sale. Not sure how to interpret this. Is there an alternative to the MLS?
