It's hard to say exactly what the future will be like, but it seems likely that short-term rentals could become more popular in the years ahead. This would mean an increase in available units and lower prices for those who rent them out! How do you think the market for short-term rentals will change in the future??

Real estate investing might be intimidating, but it doesn't have to be. Real estate crowdfunding platforms can let you add commercial properties and other real estate investments to your portfolio at a low cost.

The most common investments available through these platforms are real estate investment trusts (REITs), electronic real estate funds, and non-traded REITs. A real estate investment trust (REIT) is a company that owns and manages real estate assets that generate revenue. The majority of REITs are traded on stock exchanges, although non-traded REITs (REITs not traded on stock exchanges) can only be purchased through brokers or financial advisors. Real estate funds are mutual funds that invest in a variety of real estate securities sold by real estate companies.

Each platform, however, offers its own set of account minimums, management fees, and investment options. While some real estate investing applications accept investors of all financial levels, others may only accept accredited investors.

Hey, @Chris Kreslins We do short-term rentals in NC and SC and depending on the market are cash flowing between 15-25%.

I can just share my thoughts on the STR market. I personally won't do a deal that's less than 20% unless I love the market. I am still buying, as much as I can, rents won't drop, and if they do it won't be, much, if it cash flows it will always be a good deal. Also, Inflation is at 8%, and prices are going up.

I mostly look at cash on cash, vacancy rate, and population growth. Then make sure insurance and taxes won't destroy a deal.

Agree @Mike Eichler, I am focusing on STRs because they give the best returns. Our clients are also doing short-term rentals in Charlotte and cash flowing 12-18%.
