Dom! Who will you be leasing to?!!! Up the game and the screening. If you have those issues, you have bigger problems than the deposit. Don't rent to people under 25 years of age and require that the renter (25+ year old) be on premises (no parents renting a place for their kids to go party). And, specify that no parties can be held and that no other persons not accounted for under the agreement will be allowed. All the STR site operators know that nothing good comes from renting a property for a party...just state your expectations upfront...knife carrying idiots will go elsewhere.

The number #1 killer of STR is a bad review. And, the #1 complaint is cleanliness. Get that right first.

It's a great business and we love it here in Florida.  Know the business before leaping in...one mistake could negatively impact your business for the long-term.
