Aloha Jon,

Sorry to hear about your situation.  A little bit more of information might help you get a better answer.

1. What Island is it on, and what area?

2. What is the amount owed?

3. How much is the balance owed?

4. Could you live in one of the three units to add loan options or are they all rented and if so what is the monthly rent?

I have four rentals on Maui and have had problems with both mice and rats in the beginning.  I have learned to be proactive with the problem by putting out rat poison blocks around the yard on all four sides of the homes.

You can buy a large bucket of Poison blocks from Home Depot or Lowes for under $25.00, then place them in areas that rats or mice would come from.  I put the blocks in the same locations each time in cinder blocks that are hidden in the foliage.  I check the locations monthly or so when I maintain the yard if the poison blocks are gone I replace them.  

I have been doing this for over ten years and have never seen or had a complaint from a tenant about rats or mice since.

They obviously  know the three R's

 – reduce, reuse and recycle – all help to cut down on the amount of waste we throw away, Reuse and recycle whatever you can.

First I would say check with your local, county and state laws before you do anything.  I just did one here in Hawaii, I waited till I took possession of the property which I should have not. Here in Hawaii its a three week process with the court system, if I were to do it again I would file the paperwork right away to get the process started. Once I have the court order it was very easy to do with the assistance of the sheriffs. Good luck hope it all works out.
