What do you guys and gals use for appliances your units? I was looking at the washer and dry combo where one is on top of the other and they run for about $1000 from GE. Does that sound right? How bout for the stove, fridge, and microwave? Any suggestions for choosing appliances that balance reliability and cost? Thanks!

I use Lanlordy, however it's only free for one property.  You have to pay to manage more.

Hi @Cecile Gonzalez, I myself am new to the real estate game and am looking to dive farther in. I currently rent out a SFH in Maine and now that I live in Nebraska, I am going to either house hack a duplex or get into a tri or 4-plex apartment building for my next investment. I am a few minutes away from finishing Brandon Turners book on real estate investing he wrote in 2015. GREAT book and I highly recommend it. Will tell you anything you want to know and it really give you 360 degree picture of investing in real estate. My strategy for when I get back to Omaha (I'm deployed right now) will be to continue working my full time and part time jobs and save like crazy until I have at least $20K. I'll have more options to invest in at that point. Good luck Cecile!!

@Raeshelle C. You posted on here to gain the advice, suggestions, and knowledge of others.  But it appears you already made it up in your mind that your opinions and beliefs are all that matter.  No one who is apart of this community wants anyone to fail, we're all here to help each other.  2 minutes spent reading this thread, and it seems like you came here looking to argue and close minded to others points of view.  A little humility goes a long way, if you are the one asking for answers and someone gives you information you know or feel is wrong, just thank them for their input and move on.  No need to insist they are mis informed and calling people smartasses.  After all, they are just trying to help, as is everybody on here.

Hey BP community, so I’m thinking about doing my first multi family (quad-plex)property deal Using a FHA loan and possibly going in with a partner splitting all the costs. Can there be a co-borrower on an FHA loan? Has anyone done this? Thanks!

@Chela O'Connor, thank you very much for just to make sure I'm following you correctly, when you borrowed 50% of your first deal from family at 10% interest, were you only paying them back monthly at that interest rate and not splitting the profits/cash flow with them as well?  And was that 10% annually?  Hypothetically (seeing figures helps me visualize things) say you borrowed $40,000 from your family.  With you and your family agreeing to 10%, which is $4,000 annually, does that mean you would have paid them about $333 a month?

Hi there, so I have a question on asking for funding on deals from interested family and/or friends. How have you all approached them the first time? How was the deal/contract structured? I’ve heard Brandon say he’s done it where he’s brought the deal to the table. They brought 100% of the funding and they all just split the profits/cash flow 50/50. Does that mean if you brought bring the deal to the table and you have half of the needed funding, in the end your split the cash flow 25/75? Thank you so much for sharing your experience! I’m learning so much from everyone on here, y’all rock!
