Thanks guys, so even at 10% down and lumped in repair it sounds great especially at these low rates. However you still need the PMI right? But you have to live in it for what a year? Thanks for the information.

I have been seeing Home Path offer homes with 3% down and renovation I think tied into the loan. What is this program? It sounds almost too good except for the PMI that I would assume you have to pay. Does anyone have the skinny on this?

A lot of busy right now, not all good busy however..... But working with some big money guys trying to get them to cut loose on the funds. We will see. P.S. My bad I am running on over drive.

I am interested to learn if the bank pays or does the buyer pay the agent on an REO. Also I know everything is negotiable but the website I see say they won't. Any advice from someone how knows?

I was wondering if anyone in the probate arena would consider buying a property in a senior living area? Is real estate real estate or is this too limited?

I don't like to jump into someones else thread but it is on these lines, so please excuse me. When you guys are researching these probate cases do you approach the ones under a trust?

I have a question that has bugged me for some time now. As a Realtor you have to disclose and use caution as mentioned above. But what if you hold a license but you don't sell houses? I have to hold a salesman license to be a loan officer. I have never sold a home as a Realtor, am I still under the same umbrella?

As Chris said, "I didn't read any name" I have absolutely no idea who this negotiator is. I read these posts all the time. To slander him he has to prove you discredited him to lose business, I believe. Sounds like he did that well enough on his own. So without saying who he is, how can he prove any loss do to you? People working with him who are experiencing the same shoddy work don't need for you to tell them he's a bad apple, they already know...

Jane great advice I never thought of that. Buying the note I have heard of before but was told that you would not get the one you are after? However I never checked it out to be sure, plus I don't have that type of cash. My funds are limited to quick turns, hard money etc.... I would like to have input on that issue. Thank you all for such great ideas
