Definitely get pre qualified first. That way you know your limits and when you do see a property, then you can immediately submit an offer on it.

@Andrew Postell The only reason that I am looking at an FHA loan is because of the low down payment. I like the idea of a small down payment, fixing it up, and refinancing it to a conventional loan to get rid of pmi.

I currently have 8 years left on a 15 year conventional mortgage on my primary residence. I'd like to buy another home and move into it, making it my primary residence and rent out the house I live in now. Would I be eligible for an FHA loan to purchase the new house and move into it?

The easiest way to compete with all cash offers is to make a clean offer with no contingencies. Sometimes, even this will not work. Sellers want to move as quickly as possible and like going the quickest route.

You probably need a skip tracing service to get any phone numbers. You can get the home owner's address off of the tax assessor site. It will tell you the property address and the mailing address.

Not for numbers. I just look for what recently sold in the same subdivision or houses that are similar to the one that I am looking at. You can also see where the owner is receiving mail, so you know if the owner currently lives at the home.

I use the tax assessor sites for each county. It takes some work but it's free.
