Would a 3 inch horizontal crack in sheet rock be anything to worry about? Someone mentioned settlement and that I should have the foundation looked at. There is no visible problem to the outside brick or concrete. Could this really be a big deal?

@Andrew Johnson what about replacing rotten wood around windows and repainting window frames and a porch? Also, even though they got an inspection, they want a licensed roofer to inspect the roof again. The roof is only 4 years old, so I'm not worried about it having any problems.

When a buyer asks for items on inspection report to be repaired, do you all repair them or negotiate which ones you are willing to do?

@Brian Pulaski I knew we were in a hot market but was not sure that about getting a ton of offers immediately. She didn't hold any offers. We had a lot of showings and multiple offers within 48 hours. All initial offers were either listing price or higher and then we asked for highest and best. The offer that I ended up accepting was 3k over the listing price. I had a couple of offers higher than that one but the others asked me to pay closing costs, etc so this one overall netted me the best.

I thought I'd give an update on my situation. After gathering all of the information and reading everyone's advice here on BP, I decided to talk with my original realtor and tell her my thoughts regarding the listing price. She did say that she likes to under price listings for more competition and to get multiple offers on them quickly. I understand that, but also brought up the fact that some folks will want to offer lower than listing price and want to negotiate. it.

She suggested raising the listing price up 5k and said thinks that there will be multiple offers and it could sell for higher than that. That seems fair to me and I am going to let her list it. Again, thanks for all of the great advice.

I look at hud, fannie mae, and freddie mac sites.

It will depend on your confidence level to handle certain tasks. I wouldn't say it was an absolute deal breaker, but you may want to be cautious about foundation issues and mold.

Thanks everyone for all of the great advice. So I have somewhat of an update on the situation. I contacted my realtor and after telling me the mls system was down for the past day, she came back and said that she would stick with the original price.

So, I contacted 2 other realtors but did not share with them my experience with my other realtor. I simply asked them if I were to list my home for sale, how much would you advise listing it for. One realtor quoted me a listing price that was 10k higher than my realtor said and the other realtor quoted a price of 12k over what my realtor said. So originally, I thought that I could sell for 8-10k higher than my realtor had said. According to these 2 new realtors that I talked to, I was pretty close. One is saying 10k higher and the other is saying 12k higher.

This brings me to another predicament. I don't want to create any drama, but after hearing this new information from the other realtors, I think it might be best for me to have one of them list it at the higher price. I have not signed any paperwork with any agent, not even the first agent that I was using but I do already have an appointment for a photographer to come out and take photos of the house. I hate to be a jerk and not use the first realtor that I had planned on using but I think it's for the best. What would be the best way to call things off? Should I just tell her that I'm going to have another agent list it?
