Looking at potential flip; what questions should I ask?

I'm looking at a house later this afternoon that I'm interested in flipping. It's listed at 35k, and houses in the area are in the 120-130 range. The realtor told me over the phone that it would need to be a complete gut. 

What questions should I ask while looking at the house today? What would be some signs that I 100% should stay away from this deal?
