Hey BP,

I want to start researching other markets that I'm not very familiar with. What sources do you guys use to find rent rates, crime rates, school district ratings, ect. I really want to dive into that part of RE investing, so knowing what other sources and or tips you guys can give me would be much appreciated.

@Richard Hayes Do you have skills that you think will aid the person you want to shadow? Most investors I've found have tons of people begging to do what you want to do. Approach them with value first and you will see a positive result. You said you are a college kid so maybe you offer to run any errands the investor might have, or answer phone calls for them. You have the right mindset to want to learn from people have proven they have the skills you want.

When it comes to finding this investor to shadow. Looking for your local REIA group is a great place to start. Also, Phoenix is a pretty hot market so I'm sure there are a ton of networking events close by you can attend for free or for a small fee. Do what others won't and you will stand out.

@Matthew Hernandez Sounds like you have a good base when I comes to the repairs which is where most of the issues will arise. I'm sure if you get out there the money will be easy to find if you have a great deal. Good Luck!

Hey Matthew,

I don't have direct answer to your problem. I assume this is your first deal? Have you considered selling the contract to a local investor and working with them on the deal? It would put a lot of your nerves at ease knowing that someone who is experienced is confirming your thoughts on the deal and then helping you execute it. Also, while your working with them I'm sure you will pick up a lot of contacts for lenders, GCs, agents, ect.

Obviously you will lose a large portion of the pie, but you will gain knowledge that will aid you for the rest of your life if you plan to make this a your source of income. One deal won't change your life anyways so knowledge so the knowledge if worth more then you'll ever make on 1 deal.

Just a creative way to get more out of the situation if you can't get the financing aspect figured out.

My partner and I have a potential deal in the Grandview area, but it's our first deal and there is a lot going on in it. Could any of you share some of your experiences buying in that area? Hey BP!

I've been doing some research in the Multi-Family space and would like a little help. How do most of you research multi-family properties you plan on purchasing? Like what websites/resources do you use to help you with your research. Also, what are some things uou look for when you research like crime rate, school district, condition, ECT. What resources do you use to find that information?

I'm currently a multi-family property manager and am really just want some good tools to add to my tool belt when it comes to deal analysis. Thank you all ahead of time for reading and replying to this post!
