Hi sir, welcome to the neighborhood! As @Dmitriy Fomichenko already stated, take a minute to set up some keywords that interest you. This is how I found this post with the keyword "Orlando". This can be a really awesome tool if you are trying to find out more about a specific area or investment strategy. Example keywords being "BRRRR" or "Orlando flip" for instance. Also I recommend joining @Bernadeau C.' group if you are interested in meeting some like minded people in the area. Spoiler alert - I am in the group also!

39 Unit Motel in Deland, Florida located on Woodland ave which intersects International Speedway Blvd. 

The owner is looking for 2.5 mil. The real value on this listing in my opinion is the land and location. I believe the right investor could go in and tear down and replace the structure to maximize returns. It is near Daytona and is always completely booked for the Daytona Beach events like bike week and the Daytona 500 plus many more yearly events. Literally 1 mile from Stetson University. It has been managed by the owner and his wife for over 20 years. Call for any additional questions.

@Matthew Olszak I love the tip on overburdening. I am new to the investment game but I once had a landlord who would drive by every other day and had a storage shed he kept on his property where we were. He showed up once to sit in the shed and read a paper! I still laugh about that. We left shortly after.
Great job! Did you end up staying within your rehab budget? it looks really good.

I have a primary home in Orlando that I plan on turning into a rental soon. we had roof damage and water coming in through the windows and a spot on the roof. At first we got 2000 after deductible (5000) for a total of 7k. This was bs so my wife got involved, I feel bad for whomever was on the other line when she called lol. Long story short she had another adjuster come out who wasn't a contractor for the disaster and he helped document the roof, Windows, flooring, etc. we just processed a check for a little over 24k. We are one of the lucky ones. most people around me only got a portion of a total roof replacement.
You may have already chosen a course but I wanted to add that Tony Mesa has an amazing cram video package with outline. 99 dollars or free if you take the whole course online. I wish I would have just taken his course. I take the exam on the 18th so I will let you know how it goes. I have been crushing all practice tests after his cram course though. oh btw you keep it until you get licensed so it doesn't expire like at a lot of other places.

Hi BiggerPockets community!  

   So I have been lurking on this site for a while but have not really been a part of any good discussions. I have met someone in person from   BiggerPockets who is doing what I plan to be doing soon in my area (Orlando), shout out to @Andrew Ashby 

   A little background before I get into the main content. I have always been what my wife lovingly refers to as arrebatado which basically means spastic and all over the place in spanish. I get really excited and hyper focused by things or ideas short term and then turn my attention to something new. As you can imagine this sometimes frustrates her to no end. I also have had a very addictive personality and I am always trying to channel that energy into good outlets.

   My main obsessions which have never left me are reading books and playing video games. Something about video games gives me a gamer high by completing lots of small tasks in an enjoyable way. Video games however do not make me any money and take away time from my kids so I have been really looking for an alternative for the past 5 years. Well I am happy to say that learning about real estate investing has been that alternative for me in the last 8 months. 

  I don't recall how I stumbled across BiggerPockets but it was the best thing that has happened to me in a while. It got me listening to the podcasts of which there are only a few I haven't listened to at this point. That in turn has lead me to a reading list that has truly given me a paradigm shift in my life. I average about 8-10 books a month at this point on either real estate investing or general business and motivational subjects. I am scheduled to take my Real Estate Sales Associate exam on January 18th and I am looking at how to do my first deal. I couldn't be happier. I have a true passion that is the healthiest obsession I have ever had. These connections would never had taken place quite the way they did without the BP community! So a big thank you to @Joshua Dorkin and @Brandon Turner as well as all of the amazing BP community members! 

  I look forward to posting so much more in the future and I wish everyone a very successful new year!

Thanks for sharing! It sounds like you are doing very well. I will remember the little negotiation trick you used, that was great! How much did you pull on your last rehab and what are you expecting to make from this one?

Congrats! This is inspiring, I am in the educate phase still but I hope to be where you are shortly. I wish you much success and I hope to read all about it in the years to come.
