I'm new in Real Estate. I'm from Canada and I'm trying to buy my first rental property. Do you have any advice on this deal?

I have calculated an annual cash flow of $794.00

What are your goals?

If your goal is cashflow im sure you can find a better cashflowing property. Also becareful with HOAs because if they raise the fee it will eat into your cashflow.
